The excess moisture had begun affecting the structure, causing the floor joists to bow and the floors above to slope. To restore the space, the Frontier crew soda blasted the wood to remove mold from the crawl space. SmartJacks were installed to lift and support the sagging floor joists. Once the structure was stabilized, drainage matting and a CleanSpace liner were installed to help control moisture in the crawl space. A SaniDry Sedona dehumidifier was added to control humidity and help keep the space dry. To complete the project, the team built a new frame and installed an EverLast door to properly seal the crawl space entrance.

These SmartJacks are installed in a shallow trench that is filled and compacted with gravel. This creates a stable base that distributes the home's weight across the ground, preventing the support posts from settling over time.

Installing Drainage Matting

The Frontier team installs drainage matting beneath the CleanSpace liner to allow water to move laterally across the crawl space floor and help prevent standing water from collecting under the liner.

Completed Encapsulation

The encapsulation covers the walls, floor, and piers of the crawl space, creating a continuous barrier that helps seal the space from outside air and moisture. This protective liner helps keep the crawl space dry and controlled.

Finished SmartJacks

Once the SmartJacks are installed and adjusted, homeowners often notice their floors begin to lift back toward their original level. During encapsulation, the CleanSpace liner is carefully sealed around each SmartJack so outside air and moisture cannot seep into the crawl space through gaps around the supports.
