This customer in Nashville, TN, called Frontier due to moisture and mold issues in their crawl space. To start the project, we cleaned out all the debris and treated the mold with Soda Blasting. To fix the moisture issues, we completed a crawl space encapsulation. This process began with the installation of our StarPipe crawl space drainage system, followed by the addition of drainage matting, a CleanSpace liner, sealing of the crawl space vents, and the installation of our TripleSafe sump pump and SaniDry Sedona dehumidifier. We finished this project by installing an IceGuard and LawnScape drainage system.

Crawl Space During Inspection

Moisture issues are visible in this crawl space. Muddy floors and water lines on the concrete block wall are all indications of moisture damage to this crawl space.

Mold Issues

Mold is visible in the crawl space. We used to Soda Blasting to treat this. Sodium Bicarbonate is a granular powder that is non-toxic, food grade, with no vapors or offgassing. It is blown with air at high pressure at the infected lumber. The mold is blown off without damaging the lumber, and falls to the floor. The mold is killed by the blasting action and the soda instantly changes the ph, so what falls is not active mold, but simply inert dust.

StarPipe Installation

StarPipe™ is designed to be an easily installed conduit to accept water from the soil and surface of perimeter walls of your crawl space and drain to a sump system, allowing the water to quickly evacuate from the crawl space.

Drainage Matting

Drainage matting is installed over the crawl space floors. This dimpled plastic sheet material promotes good drainage over the entire crawl space floor.

Vents Sealed with SilverGlo Panels

Vents are sealed with SilverGlo panels and spray foam insulation. Sealing your crawl space vents stops the cycle of cold, humidity, and moisture entering from the outside air.

CleanSpace Vapor Barrier

CleanSpace® vapor barrier, a super-durable 20-mil plastic sheet designed to permanently prevent moisture, outside air, and pests from entering your crawl space. It is placed over the concrete block wall. The WaterGuard system is covered with a thin layer of cement.

The SaniDry Sedona

The Sedona easily fits in small crawl spaces, yet has a powerful blower to effectively dry large crawl spaces. Water escapes from the IceGuard® fitting only when the discharge line becomes clogged. Otherwise, water flows past the slotted openings into the drain pipe. LawnScape™ is a pipe buried from the downspout to a special LawnScape™ outlet that lets the water out onto the surface while camouflaging the end of the pipe. The lid comes off for easy cleaning. LawnScape™ is best used for downspout extensions over 8' long.
