This customer in Brentwood, TN, called Frontier due to sagging floors in their home. To mitigate the situation, we decided on a crawl space encapsulation and SmartJacks to stabilize the crawl space. Once the structure was stabilized with SmartJacks, we started the encapsulation. This included installing a StarPipe crawl space drainage system, drainage matting, CleanSpace liner, and adding a TripleSafe sump pump, a SaniDry Sedona dehumidifier, and an IceGuard and LawnScape system that will carry all the water captured out to the yard away from the structure to protect the foundation.

Crawl Space During Inspection

Moisture, mold and falling, failing insulation are problems in this crawl space, which hasn't been properly sealed. The encapsulation treatment totally separates and protects the crawl space interior from outdoor conditions, keeping the space clean and dry.

StarPipe™ Installation

StarPipe™ is designed to be an easily installed conduit to accept water from the soil and surface of perimeter walls of your crawlspace and drain to a sump system, allowing the water to quickly evacuate from the crawlspace or from under the crawl space floor.

Drainage Matting Installed

This dimpled plastic sheet material promotes good drainage over the entire crawl space floor.

Our most reliable sump pump system, the TripleSafe™ Sump Pump System, provides three levels of protection for your basement and your peace of mind. For normal functioning, the TripleSafe™ has a powerful, cast-iron Zoeller® ⅓ horsepower sump pump set at the lowest level. For heavy volumes of water or in case of primary pump failure, a second, more powerful Zoeller® ½ hp pump set a bit higher in the liner will take over.

The SaniDry Sedona

The Sedona easily fits in small crawl spaces, yet has a powerful blower to effectively dry large crawl spaces. Mold and mildew are common in crawl spaces, but the Sedona keeps the relative humidity below 55%, so mold won't stand a chance. As a high-efficiency dehumidifier, the Sedona removes more moisture (100 pints per day) for less electricity cost than conventional models.

Crawl Space Sealing

With all the waterproofing products installed, the inside of the crawl space waterproofing is now complete.

An Escape Route

Water escapes from the IceGuard® fitting only when the discharge line becomes clogged. Otherwise, water flows past the slotted openings into the drain pipe. LawnScape™ is a pipe buried from the downspout to a special LawnScape™ outlet that lets the water out onto the surface while camouflaging the end of the pipe. The lid comes off for easy cleaning.
