Crawl Space Repair Photo Album: Crawl Space Encapsulation in Brentwood, TN

A homeowner in Brentwood, TN, contacted Frontier due to concerns about mold and moisture in their crawl space. For this project, we remediated the mold, ensuring the space was clean and healthy before we began the protective work. To make sure these issues wouldn't return, we started a full encapsulation. We laid down drainage matting and then sealed the floor and walls with CleanSpace liner, and sealed the vents with SilverGlo panels, effectively locking out moisture from the earth. To handle any potential water, we installed our powerful TripleSafe Sump Pump and added a SaniDry Sedona dehumidifier. For the final steps, we installed an IceGuard system and a LawnScape outlet to guide any collected water safely away from the home and installed a new, airtight EverLast crawl space door.

Mold Growth

During inspection, mold growth is seen on the wooden floor joists and beams. This will be mitigated before we start the encapsulation process.

Water Damage

Water intrusion and damage are visible in this crawl space. Water is pooling up and will need to be drained out before the project begins.

StarPipe™

StarPipe™ is a custom-engineered drainage system for crawlspaces. StarPipe's™ custom design has slots on each side, providing a drainage track on the bottom. StarPipe's™ unique star shape holds the fabric sleeve in place to prevent dirt from entering drainage slots.

SaniDry Sedona Dehumidifier

The Sedona easily fits in small crawl spaces, yet has a powerful blower to effectively dry large crawl spaces. Mold and mildew are common in crawl spaces, but the Sedona keeps the relative humidity below 55%, so mold won't stand a chance. As a high-efficiency dehumidifier, the Sedona removes more moisture (100 pints per day) for less electricity cost than conventional models.

CleanSpace Liner Installation Complete

One key ingredient in our encapsulation system is the CleanSpace® vapor barrier, a super-durable 20-mil plastic sheet designed to permanently prevent moisture, outside air, and pests from entering your crawl space.

An Escape Route

Water escapes from the IceGuard® fitting only when the discharge line becomes clogged. Otherwise, water flows past the slotted openings into the drain pipe. LawnScape™ is a pipe buried from the downspout to a special LawnScape™ outlet that lets the water out onto the surface while camouflaging the end of the pipe. The lid comes off for easy cleaning. LawnScape™ is best used for downspout extensions over 8' long.
