Existing Crawl Space Liner
The previous work did not include an encapsulation, and water was pooling on the unsealed liner. Standing water was contributing to high humidity and wood moisture.
Relative Humidity
Relative Humidity over 60% allows mold to grow under the home. This reading was 78%, indicating a large moisture problem
Wood Moisture Content
The wood moisture content for the floor joists was 26%. With fungal growth already visible, controlling moisture was important to help protect the wood from further damage.
Cleaning The Old Liner
The previous liner was removed from the space, revealing moist ground underneath that would evaporate into the air without encapsulation.
Drainage Matting
The crew installed drainage matting to allow water to flow under the system towards the drainage system.
Starting Encapsulation
The crews begin encapsulation by wrapping piers so that water does not evaporate from the bottom of the piers.
TripleSafe Sump Pump
The existing Triple Safe Sump Pump was working properly, so it was not replaced. The drainage for the dehumidifier was added into the sump pump.
HVAC sealing
SilverGlo panels and RimTite insulation foam were used to seal the HVAC ductwork opening, preventing air leaks into the space.
SaniDry Sedona Dehumidifier
The SaniDry Sedona dehumidifier was installed to lower relative humidity to prevent moisture from activating mold growth.
Full Encapsulation
The full encapsulation covers the piers, ground, and walls of the crawl space. It seals out moisture and outside air to protect the interior space.
