Open Vents
Open crawl space vents allow warm, humid air to enter beneath the home. As the air cools inside the crawl space, condensation can form on surfaces, increasing moisture levels and creating conditions where mold can grow.
Old Vapor Barrier
The existing vapor barrier did not seal the floor and allowed moisture to enter through the concrete foundation.
Moist Floor Boards
Although there was only a small amount of mold on the floorboards, the constant moisture exposure was beginning to weaken the wood.
Standing Water
Low points of the crawl space were accumulating standing water, allowing more moisture into the air.
Drainage Matting
Drainage Matting ensures water can flow underneath the encapsulation system and does not become trapped.
Sealed Vents
Vents are sealed with SilverGlo insulation panels and RimTite insulation foam to prevent air intrusion.
Full Encapsulation
CleanSpace liner was installed on the floor, walls and piers of the crawl space to create a sealed environment.
SaniDry Sedona Dehumidifier
Humidity levels are managed with the SaniDry Sedona Dehumidifier, which ensures RH remains below 60%.
