Lisa contacted Frontier after noticing sagging in the floor beneath her sink. During the inspection, the design specialist found moisture intrusion in the crawl space that had contributed to mold growth and weakened portions of the floor system. To address the issue, the Frontier team used soda blasting to remove mold from the wood surfaces and installed SmartJacks to stabilize and support the affected floor area. To help prevent future moisture-related damage, the crawl space was encapsulated with drainage matting and CleanSpace liner to isolate the home from ground and wall moisture. A SaniDry Sedona dehumidifier was installed to maintain humidity levels below 60%, helping reduce the risk of mold growth and wood deterioration. To complete the system, an EverLast crawl space door was installed to help seal the space from outside humidity and moisture intrusion.

Mold on Floor Joists

Relative humidity above 60% allows mold to grow on organic materials such as floor joists. Over time, the mold breaks down the wood, weakening the floor and causing it to sag.

Moisture Intrusion

Moisture was entering this crawl space through the concrete foundation blocks, leaving behind efflorescence when it evaporated into the air.

Soda blasting is a non-toxic process that removes mold at the root and kills it instantly. The process is most effective long-term when paired with encapsulation.

Drainage Matting Installation

Drainage matting is installed underneath the CleanSpace liner to allow moisture to move laterally under the system.

SmartJack Layout

For SmartJacks to be effective, the base of the supports must be level. This is achieved using compact gravel or cement underneath the supports.
