During the inspection, the design specialist found sections of the home cantilevered over the foundation at the chimney and bay windows, allowing outside air to flow directly into the crawl space. This airflow brought in moisture, leading to mold and mildew growth. Wood moisture levels were measured at 24%, and relative humidity was at 81%. The insulation was heavy, saturated, and falling down, and standing water remained despite a temporary sump pump. After removing the damaged insulation, the crew soda blasted the wood to eliminate mold and protect the structure. RimTite spray foam was applied along the rim joists to seal off the airflow caused by the cantilevered areas. A drainage system was then installed to manage water intrusion, along with a TripleSafe sump pump system with battery backup to collect and discharge water. The system was completed with an IceGuard and LawnScape Outlet for reliable drainage. To help seal the space, the team installed an EverLast crawl space door. A SaniDry Sedona dehumidifier was then added to control humidity, helping protect the floors above and improve the air quality throughout the home.

The TripleSafe Sump Pump is installed at the lowest point in the crawl space to collect water from the drainage system. The battery backup ensures the pump continues running in the event of a power outage.

RimTite Joist Insulation was installed along the perimeter of the crawl space to block off airflow created by the cantilever along the chimney and bay windows.
