Crawl Space Repair Photo Album: Crawl Space Encapsulation in Coopertown, TN

Cotton in Coopertown, TN contacted Frontier to inspect their 1950s ranch home after noticing water in the crawl space. During the inspection, the design specialist found efflorescence on the crawl space walls, a clear sign of water intrusion, along with mold throughout the space. An existing support brace was also failing and needed to be replaced. To restore the crawl space, the Frontier crew first soda blasted the wood to remove mold from the floor joists and framing. The failing supports were then removed and replaced with adjustable SmartJacks to properly support the floor system. To address the water intrusion, the team installed a drainage system with a TripleSafe sump pump. Once the water was under control, the crawl space was encapsulated with drainage matting and CleanSpace liner to help seal the space from ground moisture. A SaniDry Sedona dehumidifier was installed to keep the crawl space air dry year-round.

Efflorescence on Crawl Space Walls

Moisture is entering the crawl space through the walls. As the water evaporates, it leaves behind mineral deposits known as efflorescence.

Mold in the Crawl Space

Mold was thriving in this crawl space due to high moisture levels. The insulation had also absorbed moisture and was falling out from between the floor joists.

Soda Blasting

The Frontier crew used soda blasting to remove mold from floor joists and boards.

Drainage System

The Frontier crew installed a drainage system around the perimeter of the crawl space to manage water intrusion. It directs collected water to the sump pump for removal.

Drainage Matting

Drainage matting is installed beneath the CleanSpace liner to allow groundwater to move laterally under the encapsulation system. The beam shown here was no longer supporting the floor and was removed.

SmartJack Installation

The Frontier crew replaced the failing beam with SmartJacks to lift and support the floors above. These adjustable supports can be fine-tuned during future service visits if needed.

The TripleSafe sump pump includes a battery backup to keep the system running during power outages, when it is often needed most.

SaniDry Sedona Dehumidifier

The SaniDry Sedona dehumidifier removes moisture from the air to help prevent mold growth in the crawl space. It is installed near the door so it can be easily accessed during service appointments.
