The sidewalk had sunk over an inch!

It was easily a trip hazard walking to the back gate or waste bin.

Rolling the waste bin over the hump had become a pain.

Water pools in this area after rains, leaves collect in the fall, ice in the winter.

Such a small thing had become a big deal.

PolyLevel was used to lift the sinking slab back into place and restore peace for this homeowner.

Saving money over replacement and reducing liabilities.

Stuck Door in Nashville TN

The family bought this 1979 home 10 years ago and have noticed some changes in the past year making one of the doors harder to open and close. They are now ready to sell their home, but the door won’t close properly and there is a gap at the top. This must be addressed before putting the home on the market.

High humidity and the weight of the home have affected the integrity of the joist and supports. Without proper support, the wood began to sag and pull on the exterior walls of the home causing cracks and shifting of the door.

Project Summary:

Permanently Stabilize Floors

Specifications:

Install 3 SmartJacks to support the floor joist system above.

Install Supplemental beam

Lift & Level Floors

With floors properly supported and the frame square, the door can function properly.

If not repaired, the problem would have only gotten worse and the home would not have passed inspection.

Instead, it is now ready for a new family to purchase and enjoy life.

Warranty:

Frontier Basement Systems warrants that the SmartJacks will stabilize the affected area against the further settlement for five (5) years from the date of installation, or Frontier will provide the labor and materials, at no cost to Customer, to make any necessary adjustments to the SmartJacks.

Additionally, the manufacture of the SmartJacks warrants that SmartJacks will, under normal use and service, be free from defects in material and workmanship for twenty-five (25) years from the date of installation.

Radon mitigation in Nashville TN Learning Center

Radon mitigation in Nashville TN

The average radon reading for this school was 27 pCi/L. The first test read 28.7 pCi/L  so a duplicate test was run, those results came back at 25.2.

For radon test results above 4pCi/L, the EPA recommends action.

Lowering Radon levels was important for this school to keep the faculty and students safe.

Radon mitigation system

The intent of this project is to lower radon levels below 4 pCi/L; through the removal of existing baseboard. Then sealing the footing foundation wall joint around the inner perimeter using NexusPro Joint Sealant.

System Details:

(4) Radon Mitigation systems

Radon discharge lines run overhead and above roof line using two Premium Radon Mitigation Large Fans to discharge out the exterior wall

In some areas, the existing flooring had to be folded back to expose the footing wall joint.

Upon project completion, Frontier will provide a 3rd Party Test kits for post-testing.

The faculty, staff, and students are no longer in danger of these high levels or long-term exposure to this gas. Taking necessary actions to protect the lungs and health of all those that frequent the learning center.

Waterproofing a Finished Basement in Nashville TN

Why:

This Nashville home had a finished basement that the home owner really enjoyed using. However, the basement would leak with heavy rains; drywall and wood flooring had been ruined. Damages,l mold, mildew, and causes were all concerns. Restoring this space properly and permanently was important to the home owner.

Product List:

Detach Stairs

DryTrak Drainage System

Wall Restoration

Electrical Install

TripleSafe Single Sump Pump System

Plan of Action:

1)Remove 22 linear feet of existing water damaged drywall up EXACTLY 37 INCHES. This will meet with the height of the existing shelf. The drywall is sitting on 2x4 studs BUT the drywall is 2" OFF THE WALL
2) Chalk a line on the existing wood flooring and use a skill saw to cut a line in the wood flooring to give us the necessary space to install our drainage system.
3) We will remove the bottom 3 or 4 stair treads, stringers, trim, as necessary in the way for us to properly install our DryTrak baseboard system.
4) Install Everlast wall restoration system 37 inches high to restore the finished wall we cut out. We will restore 22 linear feet with the Everlast panel. It comes with new plastic baseboards, metal studs, and chair rail. Everlast wall has a 50 year water damage warranty from the manufacturer. Everlast will is not organic therefore it cannot mold or rot.

5) Install 27 linear feet of 12mil CleanSpace wall liner on the basement walls where the DryTrack System is going.
6) We will use a floor adhesive glue to glue back down the cut pieces of wood flooring.
7) Install the TripleSafe single sump pump and discharge out.
8) We will bring a licensed electrician to wire two electrical outlets directly from the panel box to the sump pump to plug in to.

This home owner no longer has to worry about rainy days and water in the basement. He can rest easy knowing the home is protected.

Radon Mitigation in Nasvhille TN

This Nashville home tested for radon levels over 15pCi/L.

The US EPA marks action level at 4pCi/L, meaning a building over that level needs to mitigate the radon gas present in the space.

Radon is a gas created by the breakdown of uranium in soil and rocks.  Not a bid deal, right? Well if a home or building is sitting on top the pressure if even greater and the gas has no where to go except bottled up in the home.

The solution is simple, mitigate the gas. By providing an exit for the gas the pressure is released and the gas is diffused.

Radon levels are scary because it is the number one leading cause of lung cancer among non-smokers. (Smoking is the number one cause of lung cancer for smokers). The higher the levels the greater the risk.

Frontier installed a Radon Mitigation System with a Premium Radon Fan and vent. The vent with fan suctions the gas out of the home and the pipe released it in to the atmosphere. The gas is dispersed and diffused, no longer a threat to those around.

Home Encapsulation in Nashville, TN

Top to Bottom, Home Encapsulation!

A 1930 home in Nashville was in need of new insulation. The attic and crawl space had insulation but not sure how old.

The thermostat was struggling, rooms were uncomfortable, the heating and cooling unit had to work way to hard.

With FREEZING winters behind us and HOT summers a head of us, making this home comfortable was important.

Making the home energy efficient was top priority for this family. Controlling moisture and humidity to prevent mold was also on this family's accomplish list.

From the top, out with the old.

Insulate the Attic,

1. Remove old insulation.

2. Seal all air leaks.

3. Cover Can lights and seal.

4. Blow in TruSoft Cellulose insulation.

5. Install new scuttle hatch cover.

Cleaning out the old insulation of the attic was first. Our crews vacuumed out the old soiled insulation, exposing the floor and frame.

To make the attic as energy efficient as possible sealing air leaks was first. Using a foam all cracks and holes were sealed, even can lights covered and sealed. This attic was not used for storage and did not house the HVAC or duct work so a TruSoft blown in cellulose insulation was the perfect solution for the family. The blow in insulation provides a budget friendly project that results in much lower energy bills. An air tight attic scuttle hatch cover finishes up the attic encapsulation for this home.

Meanwhile in the crawl space, to treat the cold floors, sagging floors, and water concerns encapsulation of this space was performed.

Insulate the crawl space,

1. Debris was removed.

2. Earth was regraded for drainage.

3. Lateral line dug and placed to collect ground water.

4. Waterguard Drainage System is installed against the footing of the foundation to collect water and take away from the foundation.

5. Delta Drainage Matting was laid down across the ground of the crawl space.

6. 2' Insulated panels were cut to fit and installed at the joist and sealed with ZypFoam

7. 20mil CleanSpace Liner lines the entire below grade space and sealed at the rim joists.

8. New customer crawl space door.

With everything sealed and insulated form top to bottom this old home is now ready for all Tennessee weather! The family will be comfortable, heating and cooling will be much easier, energy bills lower,  and the air healthier.

This family will appreciate these updates for years to come.

Water Prevention & Eliminated Odors in Nashville, TN

This client had purchased the home 2 months earlier when our inspector came out to check for water issues. During heavy rains water comes in under the basement door. this had done significant damage to the drywall in the basement. In the short time the home owner had been there they had already seen over 1/2 of water, damaged wood floor and lower half of drywall.

Wood flooring is a dead organic material that will absorb the moisture and swell. The level of wood moisture is important to protect wood flooring or furniture. Drywall absorbs water like a sponge creating mold and odors in the home.

The family plans of living in the home for a long time and understood this would most definitely happen again without a permanent solution. With plans to finish the basement, proper water management was absolutely necessary.

To address the water coming under the door a trench drain was installed to collect water and direct to a sump pump.

An UltraSump with a float switch collects water and pumps out and away form the home through a discharge line.

SaniDry Sedona Dehumidifier controls the humidity of the home. The dehumidifier also drains into the sump pump system.

A permanent solution for this home owner's water problem will protect the home, personal belongings, and the health of the family. With all concerns and priorities addressed, a permanent solution, and a nationally backed warranty this family has a happy ending to their water problems.

Crawlspace and Basement Storage Combo

This home technically has a crawl space on a really steep slope so one side is only about 4 blocks where the other is as tall as a traditional basement.

The family has lived in this Nashville home for 3 years and loves the idea of the extra space but wants a few things addressed before really taking advantage of it. .

The shorter end can have the traditional encapsulation where at the taller end needed a little water management.

Ideally the family would like to have it leveled and a concrete slab poured for additional storage.

The typical complaints are a concerns that are also important to fix; cold floors, family members with allergies and asthma, and high humidity.

We came up with a permanent solution that would accomplish all of these things.

The solution for this home was to encapsulate the shorter portion of the crawlspace with our CleanSpace 20mil vapor barrier.

Air Seal and SilverGlo in Rim Joist to prevent air leaks and drafts.

The taller portion did require some dig out with leveling for the concrete pour. It is now easy for the family to access and use for storage

A SaniDry Sedona Dehumidifier system is installed to help control humidity levels of the home making the air healthy and comfortable.

The family now has added a ton of usable space to their home, cut back on utility bills, and protected from mold, mildew, and wood rot.

Foundation Repair in Nashville TN

This home owner was selling the house but the home was in need of serious repair before transfer. A structural engineer had several concerns regarding the foundation.

Concerns:

Permanently Stabilize Foundation,floor, and walls.

Replace Concrete Stairs

Repair Cracked Retaining Wall

Waterproof the Basement

Solution:

Steel Push Piers. The steel pipe and bracket system is hot dipped in molten zinc to prevent corrosion and rust.

The Push Pier has a secondary external sleeve at the upper portion of the pier directly under the footing to prevent lateral bending and failure of the pier.  A friction reducing collar is at the starter tip of the pier to create a space on the sides of the pier and drive the pier down to far greater lengths. Piers are driven down to load bearing strata and or bedrock to reach a pier pressure of at least 1,500 PSI confirming load bearing strata.

Smartjacks: Smartjacks are steel support posts dipped in molten zinc to prevent rust and corrosion. The Smartjack has an adjustable thread and nut at the top which can be adjusted at any time in the future. The Smartjack rest on an engineered footing with a minimum size of 2’ width by 2’ length’ by 2’ deep to spread the load to a manageable weight on the soil.

Sister Floor Joists.

Geo-Lock Wall Anchors. using a 12"x28" wall support.

Concrete steps removed and replaced with new

Pour new concrete reinforced steps with a thin expansion joint between the newly poured steps and the brick.

WaterGuard sub-floor drainage system to permanently prevent water seepage. The WaterGuard will be installed with a layer of drainage rock. Finally, concrete will be poured over WaterGuard system and the floor will be restored flush.

TripleSafe Complete pump system. Primary pump will be a high-end 1/3 HP cast-iron Zoeller M53 Sump Pump with a mechanical float switch. Secondary pump will be a high-end 1/2 HP cast-iron Zoeller M98 Sump Pump with a mechanical float switch. Both the pumps sit on top of clean pump stands inside a perforated, below-grade twin sump liner and will run off AC Power. An UltraSump battery operated pump with automatic charger will also be installed along with a 120 amp sealed maintenance-free battery so the pump remains functional even during power outages. The Ultra Sump III will protect against flooding if your power or circuit breakers fail. Finally, an airtight lid with an airtight floor drain, in case of plumbing leaks, will be installed to prevent moisture from escaping from the sump liner.

A WaterWatch alarm will alert the homeowner in the event of pump failure.

Crawl space drainage in Nashville TN

Concern: Smell coming from crawl space.

The home owner is aware of the moisture in the crawl space and already has a pump.

Problem: The home has poor drainage under the home, specifically at any joints or cut outs. Water is just sitting in the old sump pump creating a nasty smell througout the home above.

Solution:

80 feet of SmartPipe. SmartPipe offers a water management solution for this home. The custom-engineered design provides a route for  water in the crawl space to travel to the pump and be pumped from the home.

SmartPipe has holes on top and front under a filter fabric allowing for ground water to pass. It also has larger holes on the back side for water from the crawl space walls, footing, and wall joist to pass. The drainage lines collects the water and runs to the existing sump pump.

This Nashville family can get back to enjoying their beautiful home without the musty and moldy smells.

Replacing a basement drain with a sump pump in Nashville TN

Since the flood of 2010 this Nashville basement will flood during heavy rains.

A drain was installed in the basement floor when the home was built this seemed practical since the utilities were there.

In 2010 Nashville had a great flood, even ground water was going any where it could. Homes like this one had water coming in through the drain. Over time as the area grew, land was developed, water routes were altered.

Since this time this home has had flooding with every heavy rain.

Main concern: Water getting in the HVAC unit and causing damage.

The space is also used for storage so the goal was to protect the utilities and personal belongings, providing peace of mind for future rains.

The Solution:

Triple Safe Single Pump System

IceGuard

LawnScape Outlet

The pump liner collects all water and moisture. From there a single M-53 Zoeller cast iron sump pump moves the water through to the discharge lines.

The patented IceGuard prevents wintertime freeze-up of discharge lines, providing an escape route if needed.

A 4" discharge line is buried and ran 15 feet away from the home at a down grade a LawnScape Outlet caps off the end. This fitting is a way to eliminate visible discharge lines in the yard.

Stabilization Required in Nashville, TN

A home purchase is one of the largest investments you can make. so enabling our customers to protect that is something we think very highly of here at Frontier Basement Systems.

Although we work every day to fix cracked, broken, settling and sinking homes and their foundations, we understand that each persons home and budget is highly individual and emotive and we have experts who work very hard to find the perfect solution that everybody can be happy with.

Don't hide the problem with patching over cracks, fixing the issues permanently and properly will ensure that the problem does not get worse and you aren't putting your home in danger of further structural damage as the weight shifts to areas not designed to bear it.

This Nashville home had a concrete basement pad which had sunk, needing to be raised and needed further stabilization of its foundation.

We were able to do this by installing Push Piers to the area of the building requiring the extra support, these low profile brackets are applied to the foundation and secured to the next solid layer of bedrock by a section of steel piping. There is no ongoing maintenance required and installation is complete within a matter of hours.

Radon Mitigation in Nashville, TN

Radon is a naturally-occurring radioactive gas that is emitted from rocks and soil. Radon can easily enter a building through cracks and gaps in the foundation, mixing with the interior air you breathe every day.

Impossible to see or smell, radon gas can cause cellular changes in lung tissue that eventually lead to lung cancer. It kills about 21,000 people in the U.S. every year.

This Nashville family now has the peace of mind in their newly purchased home and can focus on their new baby!

Dry basement in Nashville TN

With plans to finish the basement in the future the water that comes in with rains is not encouraging. This home had water leaking from the windows, door, and base of the wall. The home has had this problem for 10 years, over that time personal items have been ruined and there is a significant amount of square foot that could not be used. The homeowners would like to keep the entire basement dry, all the time.

The goal is a dry a basement for this older 1920s home on a monolithic slab with stone walls. Our inspector listened to the homeowners concerns, did a full inspection of the home, and designed a custom permanent solution for the family.

CleanSpace Wall System 100% waterproof plastic vapor barrier. This is a great solution for an unfinished space; attractive and effective.

WaterGuard sits on the footing of the foundation, out of sight with no disturbance to the usable space.

DryTrak sits at the base of the wall and collects water, routing the water to the sump pump to be pumped out of the basement. This was used on the walls that WaterGuard cannot be installed.

A trench drain was placed at the foot of the steps for any water that might come in from under the outside door.

LawnScape IceGuard and Outlets provide a place for the water to escape safely away from the foundation of the home even in the event of a freeze or clog.

This basement is now permanently dry with safe useful space. The home owner has peace of mind and all the square footage back to use as needed.

Wall Anchors in Nasvhille TN

This Nashville home had cracks in the basement wall, allowing for up to 2 inches of rain leaking in with heavy rain. After living with water leaks, stress, mold, and lost time for over two years this home owner was ready for a permanent fix. The home owner wants to keep the entire basement dry ALL the time! Once the foundation is fixed, this space can be finished for family living space adding additional value to the home.

The foundation walls of the basement are designed to hold the weight from top but not the weight of the soil from the sides. When large amounts of rain fall quickly and absorb in to the soil that pressure pushes against the wall creating stress. The GeoLock Wall Anchors reinforce the wall to support this hydrostatic pressure.

After the flooring is stable, we can then go in and fill the cracks with our NexusPro Joint Sealant. This home owner was concerned with a moldy, musty smell that he kept smelling in certain areas of the home. He knew that there was mold growth in the crawl space and was worried that it could flare up health risks. That's when he had called Frontier to get his free inspection, and sure enough, there was mold starting to grow on the foundation. Mold releases mold spores into the air that can cause asthma and allergies to develop.

We started by taking the black liner that wasn't protecting the home from moisture, out of the crawl space. We installed a number of our products that help with moisture control such as the SaniDry Crawlspace Air System, CleanSpace Liner 20 Mil, Delta Drainage Matting, IceGuard, LawnScape Outlet, and our TripleSafe Single.

Thanks to our CleanSpace Encapsulation System, not only is this crawl space clean and dry, but it now brings cleaner air into the house. We provided the best permanent solution through our WOW customer service!

Sage and Colin K. of Nashville were ecstatic about purchasing their new home, but the basement needed to be repaired.

They noticed that each time it rained, water would leak into the home and cause the ground to be damp and a musty smell to form throughout the home.

Frontier Basement Systems was the company they decided to call! A TripleSafe Single pump was placed in the corner of the basement and with the waterguard keeping the water flowing away from the home, they no longer have to worry about any moisture!

Sage and Colin were so happy with the work Frontier Basement Systems completed that they decided to call us again to finish their basement! Point load supports exist throughout our crawlspace Several of these point loads are loose, easily moved by hand and need repair. I'd like a qualified professional to inspect all of the point loads and make corrections where needed.

I've recently purchased a home that has foundation, waterproofing, and drainage improvement needs. I had an initial inspection and estimate done through a different vendor prior to purchase and would now like to get a second opinion and see how the pricing and services compare. I have a 1920s home with a crawl space that has soil eroding underneath a support column. There are signs of water intrusion along some of the crawlspace walls, and encapsulation has been recommended. Also, extending the downspouts away from the foundation has been suggested. Would love to have someone out and inspect. Thank you!

Our refrigerator had an icemaker leak that apparently went unnoticed for a long time. We will be replacing about 200 sq ft of hardwood floors. I would like someone to inspect our crawl space for any water or humidity issues because it has been over a month of drying and the subfloor has not yet dried completely with 3 fans.

Strong crawlspace musty odor making its way into the house. Ground floor smells pretty strongly. Far worse after its been raining (past week). Also humidity is quite high in the house (65-70% at the moment). Gets far worse after its been raining for a few days to the point the HVAC system can't keep up. I've ruled out issues with the HVAC/ducts in the crawl space at this point. The vapor barrier that's down there is loosely placed over the gravel and isn't sealed. Looking for solutions to control odor/humitiy. Thanks!
