A customer of ours that has been living in their home for 26 years and plans to live there for the rest of their lives, recently added on to their home. The addition had welcomed in unwanted water in the crawl space, and the water was sitting underneath their house.

A call came in with foundation concerns, the homeowner was building a pole barn in Puryear TN and noticed quickly there was a problem with the foundation. A balanced floor was important for the new building. Our inspector went out to take a look. After looking around and taking some measurements the homeowner was right there were a few foundation concerns. They could however be addressed pretty easily. A good heavy rain would bring streams of water pouring on to his property so he was concerned about water collecting in the crawl space causing foundation piers to sink, rot, and fall apart.

We first started by taking the black liner that was not protecting his home out of the crawl space. Most of us don't go into our crawl space very often, only when necessary for some. Cold floors in the winter are one of the symptoms that will be noticed in the living space of the home.  The four years this family has lived in their home they have noticed mold in the crawl space and cold floors in the winter. Allergies can also be affected by an unconditioned crawl space. Because members of the house do have allergies, controlling the mold and mildew is important. Excited for a permanent solution to all of their concerns this family was ready for a healthier home.

A family in Cunningham Tennessee has lived in their home for 16 years.

A Clarksville home owner called in because she had black mold in the bathroom of her finished basement. Whenever heavy rains come, water would seep in. They have been in the home over 10 years and plan on staying for a long time. Wanting the whole basement dry all the time, the home owners were motivated for a permanent solution.

The solution for this home was a permanent water management system. WaterGuard water collection and drainage system with inspection ports were installed along the walls where the problem was. This Clarksville home was built around 1985, as the home owner enclosed the garage they found there were three walls with hardly any insulation. Of course this made the family concerned about what insulation may or may not be present throughout the home.

Removing old soiled insulation will help a great deal with health and allergy concerns. Some of the older materials were found to be harmful to our lungs and of course as the insulation gets older and dirty from moisture or critters we breath that in the air of our home. Air sealing is also a missing component in the attics of older homes. Although there may be batting down air still leaks through all cracks and holes. A Clarksville home built in 2004 had started having trouble with "settling." The family had noticed sticking doors and windows, uneven floors, and cracks in drywall. They had heard this is normal with the soil in the area and the building going on around them but had done enough research to know that movement, sinking, settling, whatever you wanted to call it was not suppose to happen.

Our inspector went out and found the crawl space had a low spot with a history of standing water.

The floor had dropped 1/2" to 3/4" in the center of the home.

The beam in the garage was creating a point load on the foundation wall and making it sink.

SmartJacks: SmartJacks are steel support posts dipped in molten zinc to prevent rust and corrosion. The SmartJack has an adjustable thread and nut at the top which can be adjusted at any time in the future. The SmartJack will rest on an engineered footing with a minimum size of 2’ width by 2’ length’ by 2’ deep to spread the load to a manageable weight on the soil.

CleanSpace: Encapsulation system. The CleanSpace Liner is a very tough 20 mil. vapor barrier with polyester cord reinforcement and a mold inhibitor woven into the liner.  All penetrations through the exterior foundation walls including the foundation vents are sealed using either closed cell spray foam or polyurethane caulking prior to installation of the liner.  All organic debris and sharp objects are removed from the crawlspace floor.  The CleanSpace liner covers the entire floor in the area shown. CleanSpace Wall liner is attached to all walls and up concrete piers in the crawlspace area.  All seams are sealed and the top edge is sealed to the walls.

For 26 years this family has lived in this Clarksville home. They have had mold in the crawl space before and treated it.

Pedro S. had a moisture filled crawl space. He had complaints of his 1979 home's floors sagging and was worried about the possibility of the floors collapsing. He had looked around for other contractors, but no one would give him a free estimate. This was a serious problem for him, because his main concern was the price of the entire project. He found out that Frontier Basement Systems offers not only free inspections, but free estimates too!  Our Inspector, Robert, came out to look at Pedro's home and found the sagging floors culprit. The wood beams holding up the homeowners floors were rotting away. This was the cause of bouncy floors and the walls drooping and cracking. Robert suggested our SmartJack Crawl Space Stabilizer and Pedro agreed that it was a good idea and was happy with the estimate. 

Our crew came in and installed SmartJack stabilizers and steel supporting beams. The SmartJack is an easily adjustable steel pier and is designed to stop settling AND raise your sagging floor. The stabilizer is placed on rocks to help it not settle into the dirt ground. Mr. and Mrs. Gillon had problems with excessive moisture and high humidity in their crawl space. Their family had a problem with asthma and there was a slight cat urine odor lingering in the space. The source of the odor could potentially be explained by plants decomposing below the house, which gives off an ammonia scent. This brings us to two points: 1)  Mr. and Mrs. Gillon had their crawl space encapsulated in 2014, but the company used a thin liner and the couple were not pleased with the results, which is a good reminder to go with a trusted company that will explain every step of each process and product with you in detail. 2) They had, like many other homeowners, an open vent. It is used to "air out" the crawl space, so it doesn't get muggy and grow mold, however this open vent lets outside air and humidity into your space, which is causing the opposite of the intended effect.

 A homeowner called in about her basement walls leaning inwards. She was very worried about the stability of the foundation of her home. She has owned the home for a number of years and has watched as the problem continued to worsen. When she noticed the blocks had started to crack, and moisture was starting to get in.  When she called into our call center, Our call center specialist understood how worried she was and set a free inspection appointment with one of our inspectors (Robert) for the following day. Robert was able to inspect her basement and determine that the leaning or bowing walls could be fixed using our Wall Anchor system.  Wall anchors are installed by digging a small hole in the soil a few feet from the foundation of the home, then a steel rod is drilled thought a 1-inch hole in the basement wall which is then connected to an earth anchor, that is seated deep within the augured hole. A wall plate placed on the interior of the basement wall is secured to the rod, the hole is backfilled and sod replaced. Once all components of the wall anchors are connected and tightened, the basement wall is permanently stabilized.

 The homeowner was so happy with the work and the crew that she called back in, She said, "They were amazing from start to finish. They kept me very updated throughout the entire project. They were respectful of me and my property and cleaned up the entire mess when they finished up. They walked through the work afterward and went over all of my questions and maintenance."

The Clarksville family had a beautifully finished basement. Unfortunately, ground water surrounding the home's basement did not care, the water intruded the home anyway.

WaterGuard interior perimeter drainage system would be installed to collect and direct the water to a sump pump that could then push out and away from the home at a safe distance and grade. No need to dig up the exterior of the foundation. Some of the flooring could be saved and placed back in its original space.

The solution even provided a way to continue the system around the wood burning fireplace so water could flow to the sump pump properly and the fireplace was not disturbed.

The family can rest easy now knowing the basement is properly protected on the 3 walls that was their main concern. If they choose to add full perimeter later, they have that option.
