Foundation reinforced in Puryear TN

A call came in with foundation concerns, the homeowner was building a pole barn in Puryear TN and noticed quickly there was a problem with the foundation. A balanced floor was important for the new building. Our inspector went out to take a look. After looking around and taking some measurements the homeowner was right there were a few foundation concerns. They could however be addressed pretty easily. Permanently stabilizing sagging floors in Clarksville TN

Clarksville homeowner called in because of bouncy floors in the living room. It was important to them to lift and level the sagging floors so they could lay hardwood flooring. The floor installers will not lay hardwood floor until they have it repaired.  After talking with the homeowner and an inspection the solution was to add a 10' steel beam through the center of the span in the living room with 2 smart jacks.  Height from dirt to floor joist in the back is 33" and 30" toward the front of the house. The homeowner was beyond pleased with the work. Said she loved everything and the people.

This home had a thin plastic liner installed in their crawlspace 10 years ago, unfortunately these liners aren't as durable as a CleanSpace 20 mil thick plastic liner, and water had still continued to enter the space.

Cleanspace is tough - puncture and tear resistant, with an anti-microbial additive to fully ensure that all water vapor is kept away from the foundation structure and mold does not have a place to grow.

A family in Cunningham Tennessee has lived in their home for 16 years.

For the past 12 years they have noticed cracks in the foundation and a leaky basement when it rains.

The family already knew the cracks in the foundation was allowing the larger amounts of water into the basement after heavy rains. The family has seen as much as two inches after heavy rains.

Mold, property loss, and useless space where the most concerning issues they were dealing with. The family wanted to take advantage of this additional square footage and make use of it.

A permanent solution, at the right price, with a warranty were important to in making the decision.

To stabilize the foundation wall seven 9' PowerBraces were installed.  As well as an additional cross bracing to the 5 PowerBraces on the long wall.

The PowerBrace is a zinc coated beam that allows for tightening over time as needed. The PowerBraces distributes the weight load evenly so flooring isn't damaged.

With those installed and the home secure the crews could focus on water management. The family can sleep easier knowing the foundation is solid and secure. With water proofing complete the family can now make that space in to whatever they choose, no longer worried about water, mold, and mildew.

This rental home in Clarksville Tennesee was having some major issues with water in the crawl space. Mold and mildew were a concern. Floor joist was rotting causing floors to sag. The front porch had sunk. Old soiled insulation between the joist was doing more harm than good.

A healthy solution was necessary before this home could be rented again. A water management system was better for the next family and the life of the home.

TripleSafe single sump pump installed in the front, right corner of the property, as well as IceGuard and LawnScape outlets. A discharge line that routes the pump the water away from the home will protect the foundation from sinking as well as standing water in the crawl space.

Replaced a 30' section of the main beam starting at the left side of the house, lend the beam on top of the 2nd pier from the right side of the house.  Sister floor joist was installed to provide support to the floor.

Black Mold Removal in Clarksville TN

A Clarksville home owner called in because she had black mold in the bathroom of her finished basement. Whenever heavy rains come, water would seep in. They have been in the home over 10 years and plan on staying for a long time. Wanting the whole basement dry all the time, the home owners were motivated for a permanent solution.

The solution for this home was a permanent water management system. WaterGuard water collection and drainage system with inspection ports were installed along the walls where the problem was. The system collects any water that seeps through the foundation block and drains in to a sump pump system.  A TripleSafe Single Sump and an Ultra Sump III were installed to pump water out a discharge line leading to a LawnScape Outlet away from the homes foundation.

Wall restoration was done to the area of wall with black mold present, cutting away the hazardous drywall and replacing with a non-organic wall panel.

A SaniDry Sedona Dehumidification system was installed in the basement to monitor and control the moisture content of the air.

This home is now protected and healthy. The family can breath easy knowing the black mold is gone and no longer harmful.

New Attic Insulation in Clarksville TN

This Clarksville home was built around 1985, as the home owner enclosed the garage they found there were three walls with hardly any insulation. Of course this made the family concerned about what insulation may or may not be present throughout the home.

Removing old soiled insulation will help a great deal with health and allergy concerns. Some of the older materials were found to be harmful to our lungs and of course as the insulation gets older and dirty from moisture or critters we breath that in the air of our home. Air sealing is also a missing component in the attics of older homes. Although there may be batting down air still leaks through all cracks and holes. Conditioned air escapes, energy is wasted, and the family is still not comfortable in the home.

To upgrade and air seal the upper attic.

Plan:

Remove and dispose of existing batting insulation in the attic.

Extend the bath fan vent to gable end of attic.

Seal all air leaks. Closing all accessible penetrations and top plates using expanding polyurethane foam.

Insulate with blow in Cellulose insulation to proper R-value. TruSoft blown in cellulose insulation added to the attic.

A Clarksville home built in 2004 had started having trouble with "settling." The family had noticed sticking doors and windows, uneven floors, and cracks in drywall. They had heard this is normal with the soil in the area and the building going on around them but had done enough research to know that movement, sinking, settling, whatever you wanted to call it was not suppose to happen.

Our inspector went out and found the crawl space had a low spot with a history of standing water.

The floor had dropped 1/2" to 3/4" in the center of the home.

The beam in the garage was creating a point load on the foundation wall and making it sink.

The concrete of the front porch had sank.

Solution:

Push Pier: Steel push pier is installed inside the crawl space directly under where the existing beam lands on the foundation.

PolyLevel: 11.3x11.3x1.75 Area. Required 72 lbs of foam to lift and level.

SmartJacks: SmartJacks are steel support posts dipped in molten zinc to prevent rust and corrosion. The SmartJack has an adjustable thread and nut at the top which can be adjusted at any time in the future. The SmartJack will rest on an engineered footing with a minimum size of 2’ width by 2’ length’ by 2’ deep to spread the load to a manageable weight on the soil.

CleanSpace: Encapsulation system. The CleanSpace Liner is a very tough 20 mil. vapor barrier with polyester cord reinforcement and a mold inhibitor woven into the liner.  All penetrations through the exterior foundation walls including the foundation vents are sealed using either closed cell spray foam or polyurethane caulking prior to installation of the liner.  All organic debris and sharp objects are removed from the crawlspace floor.  The CleanSpace liner covers the entire floor in the area shown. CleanSpace Wall liner is attached to all walls and up concrete piers in the crawlspace area.  All seams are sealed and the top edge is sealed to the walls.
