To support this home permanently, we worked with a structural engineer to custom-make support beams to go under the subfloor to attach to Smart Jacks that would replace the cedar tree trunks. James had lived in his home for over 30 years. Over the years he had some moisture issues in his crawl space that had led to him having to have rotted wood replaced. He didn't want to deal with his crawl space anymore, so he looked into the encapsulation process and what companies in the area could do the work. Terry had plans to sell his home, but he had a problem with water in his crawl space that he needed to fix first. The water in his crawl space had caused mold to grow and he knew the excessive moisture would soon create an expensive foundation issue, so he called us, Frontier Basement Systems. We had our trained inspector, Stephen, come to Terry's home to look around his crawl space. After taking a few reference photos and tests, Stephen sat down with Terry to discuss what he found and what products we had that could solve his problem.
A lot of the wood beams in Terry's crawl space had a moisture content rating around 20%. At this rating is when the wood starts to show signs of decay. It is so high from the water puddles evaporating into Terry's home (and wood beams). The relative humidity in Terry's crawl space was 73.3%, which indicates how much water vapor is in the air. Relative humidity above 60% is the perfect environment for mold, mold spores, and dust mites to thrive. If you have mold growth, but no apparent excessive moisture, check to see if you have an open vent because when warm outside air enters your crawl space it is cooled, which raises RH.
Stephen had a few suggestions for Terry, such as crawl space encapsulation and installing a dehumidifier to keep the RH at bay and to prevent mold from growing back, but Terry was focused on keeping the costs low and the water out.
Stephen then suggested one of our reliable sump pumps, the SuperSump Plus, which has a top-rated 1/3 HP Zoeller cast iron pump that offers reliability and high-volume pumping (like 2,280 gallons of water per hour). It also has a built-in alarm that alerts when the water level rises too high. The average radon reading for this school was 27 pCi/L. The first test read 28.7 pCi/L so a duplicate test was run, those results came back at 25.2.
For radon test results above 4pCi/L, the EPA recommends action.

Plan of Action:
1)Remove 22 linear feet of existing water damaged drywall up EXACTLY 37 INCHES. This will meet with the height of the existing shelf. The drywall is sitting on 2x4 studs BUT the drywall is 2" OFF THE WALL
2) Chalk a line on the existing wood flooring and use a skill saw to cut a line in the wood flooring to give us the necessary space to install our drainage system.
3) We will remove the bottom 3 or 4 stair treads, stringers, trim, as necessary in the way for us to properly install our DryTrak baseboard system.
4) Install Everlast wall restoration system 37 inches high to restore the finished wall we cut out. We will restore 22 linear feet with the Everlast panel. It comes with new plastic baseboards, metal studs, and chair rail. Everlast wall has a 50 year water damage warranty from the manufacturer. Everlast will is not organic therefore it cannot mold or rot.
5) Install 27 linear feet of 12mil CleanSpace wall liner on the basement walls where the DryTrack System is going.
6) We will use a floor adhesive glue to glue back down the cut pieces of wood flooring.
7) Install the TripleSafe single sump pump and discharge out.
8) We will bring a licensed electrician to wire two electrical outlets directly from the panel box to the sump pump to plug in to.
This home owner no longer has to worry about rainy days and water in the basement. He can rest easy knowing the home is protected.
This Nashville home tested for radon levels over 15pCi/L.
The US EPA marks action level at 4pCi/L, meaning a building over that level needs to mitigate the radon gas present in the space.
Radon is a gas created by the breakdown of uranium in soil and rocks. Not a bid deal, right? Well if a home or building is sitting on top the pressure if even greater and the gas has no where to go except bottled up in the home.
The solution is simple, mitigate the gas. By providing an exit for the gas the pressure is released and the gas is diffused.
Radon levels are scary because it is the number one leading cause of lung cancer among non-smokers. (Smoking is the number one cause of lung cancer for smokers). The higher the levels the greater the risk.
Frontier installed a Radon Mitigation System with a Premium Radon Fan and vent. The vent with fan suctions the gas out of the home and the pipe released it in to the atmosphere. The gas is dispersed and diffused, no longer a threat to those around.

A 1930 home in Nashville was in need of new insulation. The attic and crawl space had insulation but not sure how old.
The thermostat was struggling, rooms were uncomfortable, the heating and cooling unit had to work way to hard.
With FREEZING winters behind us and HOT summers a head of us, making this home comfortable was important.
Making the home energy efficient was top priority for this family. Controlling moisture and humidity to prevent mold was also on this family's accomplish list.
From the top, out with the old.
Insulate the Attic,
1. Remove old insulation.
2. Seal all air leaks.
3. Cover Can lights and seal.
4. Blow in TruSoft Cellulose insulation.
5. Install new scuttle hatch cover.
Cleaning out the old insulation of the attic was first. Our crews vacuumed out the old soiled insulation, exposing the floor and frame.
To make the attic as energy efficient as possible sealing air leaks was first. Using a foam all cracks and holes were sealed, even can lights covered and sealed. This attic was not used for storage and did not house the HVAC or duct work so a TruSoft blown in cellulose insulation was the perfect solution for the family. The blow in insulation provides a budget friendly project that results in much lower energy bills. An air tight attic scuttle hatch cover finishes up the attic encapsulation for this home.
Meanwhile in the crawl space, to treat the cold floors, sagging floors, and water concerns encapsulation of this space was performed.
Insulate the crawl space,
1. Debris was removed.
2. Earth was regraded for drainage.
3. Lateral line dug and placed to collect ground water.
4. Waterguard Drainage System is installed against the footing of the foundation to collect water and take away from the foundation.
5. Delta Drainage Matting was laid down across the ground of the crawl space.
6. 2' Insulated panels were cut to fit and installed at the joist and sealed with ZypFoam
7. 20mil CleanSpace Liner lines the entire below grade space and sealed at the rim joists.
8. New customer crawl space door.
With everything sealed and insulated form top to bottom this old home is now ready for all Tennessee weather! The family will be comfortable, heating and cooling will be much easier, energy bills lower, and the air healthier.
This family will appreciate these updates for years to come.
This client had purchased the home 2 months earlier when our inspector came out to check for water issues. During heavy rains water comes in under the basement door. this had done significant damage to the drywall in the basement. In the short time the home owner had been there they had already seen over 1/2 of water, damaged wood floor and lower half of drywall.
Wood flooring is a dead organic material that will absorb the moisture and swell. The level of wood moisture is important to protect wood flooring or furniture. Drywall absorbs water like a sponge creating mold and odors in the home.
The family plans of living in the home for a long time and understood this would most definitely happen again without a permanent solution. With plans to finish the basement, proper water management was absolutely necessary.
To address the water coming under the door a trench drain was installed to collect water and direct to a sump pump.
An UltraSump with a float switch collects water and pumps out and away form the home through a discharge line.
SaniDry Sedona Dehumidifier controls the humidity of the home. The dehumidifier also drains into the sump pump system.

This home technically has a crawl space on a really steep slope so one side is only about 4 blocks where the other is as tall as a traditional basement.
The family has lived in this Nashville home for 3 years and loves the idea of the extra space but wants a few things addressed before really taking advantage of it. .
The shorter end can have the traditional encapsulation where at the taller end needed a little water management.

Solution:
Steel Push Piers. The steel pipe and bracket system is hot dipped in molten zinc to prevent corrosion and rust.
The Push Pier has a secondary external sleeve at the upper portion of the pier directly under the footing to prevent lateral bending and failure of the pier. A friction reducing collar is at the starter tip of the pier to create a space on the sides of the pier and drive the pier down to far greater lengths. Piers are driven down to load bearing strata and or bedrock to reach a pier pressure of at least 1,500 PSI confirming load bearing strata.
Smartjacks: Smartjacks are steel support posts dipped in molten zinc to prevent rust and corrosion. The Smartjack has an adjustable thread and nut at the top which can be adjusted at any time in the future. The Smartjack rest on an engineered footing with a minimum size of 2’ width by 2’ length’ by 2’ deep to spread the load to a manageable weight on the soil.

Concrete steps removed and replaced with new
Pour new concrete reinforced steps with a thin expansion joint between the newly poured steps and the brick.
WaterGuard sub-floor drainage system to permanently prevent water seepage. The WaterGuard will be installed with a layer of drainage rock. Finally, concrete will be poured over WaterGuard system and the floor will be restored flush.
TripleSafe Complete pump system. Primary pump will be a high-end 1/3 HP cast-iron Zoeller M53 Sump Pump with a mechanical float switch. Secondary pump will be a high-end 1/2 HP cast-iron Zoeller M98 Sump Pump with a mechanical float switch. Both the pumps sit on top of clean pump stands inside a perforated, below-grade twin sump liner and will run off AC Power. An UltraSump battery operated pump with automatic charger will also be installed along with a 120 amp sealed maintenance-free battery so the pump remains functional even during power outages. The Ultra Sump III will protect against flooding if your power or circuit breakers fail. Finally, an airtight lid with an airtight floor drain, in case of plumbing leaks, will be installed to prevent moisture from escaping from the sump liner.
A WaterWatch alarm will alert the homeowner in the event of pump failure.
Concern: Smell coming from crawl space.
The home owner is aware of the moisture in the crawl space and already has a pump.
Problem: The home has poor drainage under the home, specifically at any joints or cut outs. Water is just sitting in the old sump pump creating a nasty smell througout the home above.
Solution:
80 feet of SmartPipe. SmartPipe offers a water management solution for this home. The custom-engineered design provides a route for water in the crawl space to travel to the pump and be pumped from the home.
SmartPipe has holes on top and front under a filter fabric allowing for ground water to pass. It also has larger holes on the back side for water from the crawl space walls, footing, and wall joist to pass. The drainage lines collects the water and runs to the existing sump pump.
