Another CleanSpace crawl space transformation! We went from a wet, nasty crawl space to a nice dry waterproofed space! 

These home owners wanted to permanently get rid of their water problem underneath their home. They decided to install CleanSpace and a new EverLast door to prevent further water damage under their home! 

This local business was concerned with moisture in the crawl space. They had tried multiple simple fixes in the past.

Mold requires 3 things to live; temperature above 60degrees.  Humidity level over 60%, and a dead organic material to feed on.

This crawl space had all three factors providing the perfect habitat. The damage to the subfloor and floor joist was devastating. New floor joist were laid and subfloor replaced.

A Dickson Tennessee family called to have a free inspection on their crawl space. After noticing bouncy floors and musty smells it was time to have it checked. An inspector went out to the home in the fall; listened to the home owners concerns, did a thorough inspection, sat down with the homeowners to review the findings, presented recommended solutions. The inspection did show mold and wood rot explaining the home owners concerns. As life happens, the home owner was not able to do the work at that time and considered selling the home. Six months later, still in the home, something had to be done to reinforce the safety of the home. For the immediate fix to support the weight of the home the main support was replaced and Smart Jacks were installed installed. With the floors supported the home owner bought a little more time to decide what to do next.

A home owner in Dickson called in regarding concerns of a leaky basement. What appeared to be a simple waterproofing job to one wall was actually a larger problem. Waterguard and a TipleSafe Sump Pump was enough to collect and manage the water issue. After further inspection the source of the water was obvious. The foundation wall was cracked and shifting. The concrete floor of the basement was holding the bottom row of blocks in place bur the rest of the wall was moving inward.

to manage the water issues Frontier was originally called out for WaterGuard was installed. WaterGuard sits at the footing to collect all water and direct the water to a sump pump liner. The home owner chose the single M53 sump pump, this is a 1/3 hp cast iron pump that sits on a small plastic stand inside the liner. The water is pumped through a buried discharge line that runs down grade and away from the foundation. An IceGuard is a specially engineered fitting that protects the rest of the system in case of freezing or other blockages. If freezing or a blockage occurs the water will automatically eject away form the exterior wall.

Now, about that foundation wall. securing the moving foundation was necessary not only to control water leaks but also protect the structure of the home and the family inside.

Hydrostatic pressure is caused by water saturating the back fill soils around the foundation and creating pressure against the wall.

The PowerBrace is a zinc plated steel I-beam style support system. A joint reinforcement method distributes the load evenly supports the wall and allows for potential straightening if-needed over time.

Terry had plans to sell his home, but he had a problem with water in his crawl space that he needed to fix first. The water in his crawl space had caused mold to grow and he knew the excessive moisture would soon create an expensive foundation issue, so he called us, Frontier Basement Systems. We had our trained inspector, Stephen, come to Terry's home to look around his crawl space. After taking a few reference photos and tests, Stephen sat down with Terry to discuss what he found and what products we had that could solve his problem. 
A lot of the wood beams in Terry's crawl space had a moisture content rating around 20%. At this rating is when the wood starts to show signs of decay. It is so high from the water puddles evaporating into Terry's home (and wood beams). The relative humidity in Terry's crawl space was 73.3%, which indicates how much water vapor is in the air. Relative humidity above 60% is the perfect environment for mold, mold spores, and dust mites to thrive. If you have mold growth, but no apparent excessive moisture, check to see if you have an open vent because when warm outside air enters your crawl space it is cooled, which raises RH. 
Stephen had a few suggestions for Terry, such as crawl space encapsulation and installing a dehumidifier to keep the RH at bay and to prevent mold from growing back, but Terry was focused on keeping the costs low and the water out.
